I have called over 8 times about status of a claim and all I get is parts on order. But parts are not available.

All they do is send a email saying to contact claims dept. then I get same reply . Parts on order, when parts are not available

Go directly to Arbitration based on your contract or court. AG’s and BBB are worthless they have no power.and it is a waste of time. NEVER buy a Select Home Warranty they don’t have qualified technicians and have a long history of complaints take your money and scam you

Select Home Warranty, that has taken my money, refused to provide service, ignored regulators, and now hides behind a maze of shell addresses and maildrop offices to avoid accountability.

I live in rural Indiana on a fixed income. My dishwasher failed in early January 2026 (around January 8th).

Despite filing a legitimate claim, Select Home Warranty has never sent a technician, never provided service, and has left me without a working dishwasher for quite some time.

What Happened:

My dishwasher failed in early January.

I filed a claim immediately.

Select Home Warranty repeatedly stalled and refused to send a technician.

They admitted in writing that they had no technician available to service my area.

They refuse to reply in writing to my questions or provide any documentation.

They refuse to provide proof that their assigned technician is qualified, even though their own contract requires a qualified technician.

I submitted a formal demand letter.

I filed with the BBB the case is now posted publicly and marked Unresolved.

I filed with the New Jersey Attorney General the case is active, but the company continues to ignore all channels.

Meanwhile, they continued charging me monthly premiums for a service they never provided.

After 45 minutes they denied my claim because my policy doesn't cover "smart" thermostats. I don't want a NEW smart thermostat, but they denied the claim with a reimbursement amount of only about half the cost. I AM CANCELLING!!

UPDATE as of 1/14/26: I called locally and found someone who came out the next day. He promptly diagnosed the problem as a beyond-repair thermostat.

Per the company's instructions, I called to get the approval I had been promised would occur. It was again AN ABSOLUTE NIGHTMARE!! They kept asking for more and more information and stalling, when all the technician wanted to do was to replace the 20-year-old thermostat with a new one.

They won't pay for programmable ones, which was fine with us, but it still went on and on and on. Meanwhile, they're wasting my time and the repairman's time, even though I'd been promised I'd get that pre-approval.

Horrible, horrible experience the very first time I tried to use them. Took them four days to tell me they couldn't find anyone to fix my heater in the dead of winter--and that was only because I was calling every day.

The customer service reps were very nice but completely ineffective and lacking any authority to do anything other than apologize. I had to ask to cancel before I could get to anyone with any ability to do anything--and the only solution offered was for me to find my own technician and they would reimburse come out the next day. They won't check with local technicians--only ones in the major Tucson metro area which is an hour+ away, so of course they can't find anyone. We'll see if they come through, but I will probably still cancel after this is all over with.

Oh, and BTW, every email they send me asks me to review them--but the link doesn't work!

There's no way to review them on their web page customer portal! What does that tell you?

I wish I could give 0 stars

Bait and switch on their promise of "stress-free" service. And they do not comply with their contract to have someone service your home within 2 days during the week or 4 over a weekend.

Here is my experience with you to date:

Issue #1 Refrigerator:

10/3: I filed claim because my refrigerator was warm.

A tech arrived 10/6 and installed a part 10/11. He warned me that another failure was likely; specifically, he said the "timer" would probably fail.10/20: the fridge failed again. I called in a new claim and repeated what the previous tech had said in the hopes of speeding up the repair process

10/23: a tech but couldnt proceed because no one told me to unplug the unit and let it defrost.

10/25: the tech returned. He seemed somewhat confused when I mentioned the timer, but "serviced" my refrigerator anyway.

11/3: the fridge is warm again.

I call for another tech and am told one will be sent on 11/5. I request to speak to a manager because I want to know why I can't have service sooner because it doesn't seem like I've had adequate service. No call is returned.

11/5: Because no one has shown up to repair my fridge (a violation of your contract, as we are officially past 2 days). I call again.

I am told both the repair person and a manager will call me back that afternoon. Neither all.

11/7: A tech shows up. He listens to what happened so far to my fridge. He then says there is no such thing as a "timer" in the refrigerator.

He suspects that it was "fixed" by me unplugging it and letting it thaw out, and said the reason why it failed again is because it needs a new compressor. He said he would alert SHW.

I am still waiting on their response as to what they are going to do about my refrigerator. So, they violated their contract with me on this issue in that they did not get a tech here within 2 days. They are also not following through on your advertising about making appliance repairs "stress free." In addition to all the food wasted, because we have had to throw it out, we're concerned about the efficacy of my daughter's insulin.

It must remain in a refrigerator until it is used. Over the past month, we've had to rely on storing it in coolers when the fridge wasn't working. The only way we'll know if it has been impacted is when she injects it, and it doesn't work, which puts her at risk for coma. Pretty stressful!

Meanwhile, as that mess was happening...

Issue #2 Garage Door Sensor:

10/20: I filed a claim because the garage door wasn't shutting, although the lights on the sensors suggest it should be working fine.

That day, I get a text from Palm Cost LLC ("Cost" not "Coast), who scheduled a tech to come to my home the next day.

10/21: the tech shows up with zero identification--no business cards, no paperwork, not even a magnet on the cardoor confirming he works for a company. I watch him use his phone to google for what it means when the garage door light clicks 10 times. He learns it's a sensor issue. Steps out of the garage to make a call.SHW calls me and says that the garage repair cannot happen unless I pay another $50, claiming that section 9.1.2 of my contract states that if something isn't properly maintained, there will be a $50 additional fee.

Any idea how to maintain a garage door sensor? I don't have one either. (I have since googled it; you don't.) Before the techs came, I did clean the sensor's eye, thinking dirt was on it, and that's why it wasn't working. I called Palm Cost to confirm this is an issue.

They told me the additional fee had nothing to do with the sensors not being maintained. They said it was because the techs would need longer than 30 minutes to repair the sensor. I venmoed Palm Cost the additional $50.The tech then unplugged the units, waited a short bit, then plugged them back in. The doors worked, so they left.

They didn't fix anything, they simply reset them.

11/3: The garage door sensors failed. Again, this is because the first "techs" did not repair them. I called to make a claim. Palm Cost texted and said they'd get a tech out to me the next day.

I asked them the name of the company they would be sending. They said "Palm Cost." I replied that I looked them up; I found, according to their paperwork they filed earlier this year with the State of Florida, that they are 3 grad students living in student housing at the University of Florida. My house is in New Jersey. I asked them if they would please tell me the name of the company they are subcontracting with.

They never replied.

11/6: I call SHW because it's now 3 days since I placed the claim and, once more, they are in violation of their contract. Their rep tries to assure me that Palm Cost is a national company that services the entire country. I explain to him I'm not an idiot. He puts me on hold while he calls Palm Cost.

After his "call" with Palm Cost, he tells me he spoke to "William" in that company (there is no William there; I know this for a fact) and that Palm Cost would call me back to schedule. I am still waiting...even though I know they'll never call me back.

I've received 2 emails from "James Wilson" the customer relations specialist telling me he's been assigned to handle my case. When I reply explaining what I just explained, I get another email from "James Wilson." I looked him up. Seems like this is part of their protocol which goes like this:

Send inept techs to work on appliances until they've decided they've spent the "maximum" on an appliance (which is $500), and then dismiss the claim, leaving you with no working appliance and out all the money you spent on service claims.

Then, when you ask to speak with a manager, you are automatically sent emails from Jame Wilson, who either doesn't exist or doesn't read your responses.

There are groups on FaceBook and other sites with thousands of upset people who have gone through this experience.

I wish I had found them first. STAY AWAY FROM SELECT HOME WARRANTY.

Not fully replacing item

This home warranty sucks they have customers to purchase the warranty but once it's found out the product can no longer be fixed due to an obsolete part no longer available they will only offer a $95 reimbursement fee for an over the range built in microwave. Then have the nerve to call to see if I want to renew contract.

Totally Disappointed

I called Select Home Warranty's customer service several times and reached what I believe was an offshore customer service operation. Each time I requested to speak with a supervisor or manager who could not only discuss but resolve my issue, but they never put anyone with the authority on the phone, nor did anyone return my call.

In my case the company has changed the rules after I contacted them for service and seems not to want to make a good faith effort to honor the terms of their service contract. I notified others that I intended to refer to them and recommended that they look at other companies instead of Select.

3-year-old microwave had an error code, and they refused repair said it was too costly and said they would pay a depreciated value of $95 for a new microwave which cost $500.00. Called customer service, hard to understand them, not helpful said something about an unclear section of the contract.

Salesperson who sold the policy told me if I had something that could not be repair they would replace it for free. Not true, I would stay far away from this company

SCAM! Home Warranty - Read small print nothing is covered!

Select Home Warranty has been extremely disappointing. In three years, weve filed four claims, and every time coverage was deniedeither the parts or the labor wasnt covered.

On top of that, their customer service is outsourced overseas (Philippines), and there is no way to escalate issues beyond the first representative.

This company does not stand behind its promises. I do not recommend Select Home Warranty.

I called to cancel policy 8/21/25. After ignoring my request for 5 minutes I finally told them to cancel and was assured it would be done.

However I now see they are attempting to charge my card. I have the telecon recorded and will pursue the matter in small claims court.

I want my money refunded and reimbursement for my time wasted on the phone with them. HORRIBLE company with employees that cannot speak English.
